Nipomo sits on the Mesa just inland from the Five Cities, and it feels like the countryside with conveniences. Rolling hills, oak trees, room to breathe. The 101 runs through it, so Santa Maria is ten minutes south and the beach towns are fifteen minutes west.

  • Blacklake: Established golf community with a range of homes around the course. Mature landscaping, active HOA life, popular with retirees and second-home buyers.
  • Trilogy at Monarch Dunes: Shea Homes resort-style 55+ community with the Monarch Dunes golf course, clubhouse, and social calendar. One of the premier active-adult addresses on the Central Coast.
  • Old Town Nipomo: The historic core around Thompson Avenue, with older homes, local businesses, and small-town character.
  • The Mesa / rural Nipomo: Acreage properties, ranchettes, and newer estate homes east of the 101. Well water and septic are common out here, which changes the buying process, so work with someone who knows rural transactions.

Nipomo gives you the most space for the money in South County. The planned communities have HOAs and Mello-Roos style considerations to underwrite carefully. Rural properties need extra diligence on water, septic, and access. Trilogy and Blacklake attract a steady stream of relocating retirees, which keeps those segments active.

Things to do in Nipomo

The Monarch Dunes and Blacklake golf courses, the Nipomo Swap Meet (a local institution), nearby wineries in the Edna and Arroyo Grande Valleys, and easy drives to the Pismo Beach coast or Santa Maria for dining and shopping.
